Check a listing

• –An inventory list: every item with its age and condition.
• –What the price covers: equipment and fittings, and what is goodwill (name, regulars, the location itself).
• –Whether the landlord accepts the transfer, and whether the new lease depends on paying it.

Without that list, the value of the Ablöse is UNKNOWN — LOKLU cannot price it from the listing.

• –Ventilation and extraction: where could an exhaust duct run, up to the roof?
• –Grease separator (Fettabscheider): is there one, or room to fit one?
• –Number of WCs, for guests and for staff.
• –Electrical load: how much power the connection carries for kitchen equipment.
• –Step-free access at the entrance and to the WC.
• –Delivery access: where a van can stop, back entrance, storage.
• –Previous use of the unit: what it was before, and until when.

If the unit was not used for food and drink before, ask the Bauamt (building authority) whether a change of use (Nutzungsänderung) is needed.
